The new GPT Headquarters at Two Park, Sydney, has delivered transformative change for the real estate investment group, dedicated to improving business outcomes through workplace design innovation.

GPT’s new headquarters at Two Park, Sydney, is the culmination of 14 years of workplace design shaped by BVN for GPT Group. While learning from previous iterations, this project unlocks something entirely new in terms of client experience and workplace culture. Welcoming, organisationally experimental and environmentally progressive, GPT HQ offers a rare glimpse into the exciting future of work.

The design of the new workplace began with a vacant tenancy, not a clean canvas. True to GPT’s enduring commitment to sustainability, the approach was to avoid waste, maximise reuse and consider not just the next life but the many that could follow. With an ambition to recycle 90% of the old fit-out, GPT exceeded industry benchmarks, saving 93.7% of materials from landfill before the project began.

Key materials, retained and repurposed, informed the new design. MDF perforated ceiling panels in meeting rooms, wall panelling throughout the quiet zone, as well as shelving and locker carcasses, were restored and reused across the fit-out. Additionally, 25% of the loose furniture was refurbished and repurposed from GPT’s previous workplace, saving viable materials from landfill.

GPT’s relocation coincided with a cultural shift prioritising collaboration, productivity and innovation. With ambitions to reduce its office footprint by 20% while accommodating 20% growth in headcount, GPT committed to a new, more agile way of working. The workplace design promotes this with roaming neighbourhoods and an environment that fosters cross-functional connections while preserving team cohesion.

Split across two levels, the challenge was overcoming a large central core. The solution: focus on the view, and preserve sightlines from open and shared spaces, west over the Queen Victoria Building (QVB) and Town Hall, and East to Luna Park and Hyde Park. To spatially connect both floors, rectilinear voids are formed, framing a generous staircase and lounge. For visitors entering from the upper floor, vistas extend across the city and down to the communal areas below, where the setting is designed to be flexible — transitioning from a club lounge to an auditorium.

While each level has a distinct material palette, together they represent a complete composition. A dark bronze waffle ceiling defines the entire upper floor, while the lower floor is grounded by terracotta tiles. The floor slab and ceiling between them are finished in similarly light tones, acting as a neutral bridge. This approach visually integrates the two floors into a single volume.

A mix of furniture settings rich in textures and patterns evokes comfort and a sense of ease. Various wall and floor lamps accentuate the club lounge feel 

while enhancing ambience and spatial variety. Throughout the space, chrome accents provide contrast to the natural warmth of timber and the softness of marble finishes. 

The entire space is symbolic of GPT’s bold approach to reimagining existing assets. The openness of the western side invites visitors into the heart of the workplace, where its people gather, converse and collaborate. From these social spaces to the central working neighbourhoods and the quiet library areas to the east, the work floor offers a spectrum of settings for group gatherings, team collaborations and focused work. Ensuring that all workstyles and individual needs are met, GPT HQ invites everyone to the table.
