A commercial development with a facade designed to maximise daylight, promoting a high level of spatial quality. 

82 Northbourne Ave is a seven-storey commercial office building located at the edge of Canberra’s CBD. The building’s location provides the opportunity to utilise existing services and reinforces Northbourne Ave as the main commercial thoroughfare entering Canberra.

The building is designed to be perceived as a simple, clean, open and transparent building with glazed facades between concrete structural elements. Each facade responds to its orientation and changes in degrees of transparency and reflectivity across the duration of the day. The result is a clear view of the structural and environmental requirements of the building, maximising natural daylight into the building and contributing to a high quality internal environment.

The depth of the floor plate is designed to provide minimum distances to the external glazing, thus increasing occupant amenity through access to natural light and views. The core of the building is a flexible element along the northern facade; it acts to consolidate lifts, fire stairs, services and amenities to provide maximum efficiency. A generous pedestrian breezeway to the south provides connectivity between Northbourne Avenue and Mort Street, and a ground floor café to the west activates the principal facade, entry point and foyer.

The development comprises 7,000m2 of net lettable area over seven levels, with three below-ground car parking levels.
