The site takes a prominent corner location at the junction of Commercial Road and Doggett Street in Newstead, on Brisbane’s city fringe.
The area is characterised by light industrial uses blended with new business and showroom functions and a fresh cafe culture.
Two floors of commercial space float above a ground level of retail and restaurant uses which rises around the corner site with the fall of the landscape.
The architecture is striking, using folding planes of glass to create proud facades along the principal street frontages and set a dramatic silhouette against the sky. Integrated graphic strokes within the glazing units further invigorate the facade, which uses shadow and form to hover above the ground storey.
The glass itself both characterises the architecture and is also integral to the performance of the building as a Green Star rated project. High light transmittance, low heat gain materials allow the facades to be uncluttered by external shading devices, whilst working hand in hand with computer controlled light filtering blinds internally and the building’s smart building management system to maximise occupant comfort.
Responsible design provides high levels of amenity for building users, with extensive bicycle parking (including showers and lockers), provision for personal task air conditioning throughout the office floors, and landscaped outdoor rooms for breakout.
The siting, form and materiality of this building establish a new landmark in this energetic district of the city.
